This Month In RiverPark Real Estate – August 2016

Home Sales activity in RiverPark has significantly increased from the previous rolling 3 month period. We have seenlogo a 80% increase in the number of homes that have closed escrow compared to the previous rolling 3 month period. At the same time, we have seen inventory (the number of homes listed for sale) remain at roughly the same level over the last rolling 3 month period. Prices however, have decreased with List Prices and Sold Prices moving down from the levels of the previous rolling 3 month period. The fact that we have slightly lower Sold prices and a level amount of inventory for sale indicates that we are in an extremely active and competitive local market as well as a slight decrease in median prices which may have been aided by the sales of newly constructed homes in RiverPark and the sale of less expensive homes by owners who have moved up to these homes or outside of RiverPark. If you are looking to trade up in this market, it looks like a great opportunity to do so given the currently low interest rates, increased number of Buyers looking for homes and a good supply of homes from which to choose from.

Total# of Active Listings For Sale: 94, compared to 95 during the previous rolling 3 month period

Median Sale Price: $389,950 compared to $412,500 during the previous rolling 3 month period

Median Sales Days On Market: 45 Days, compared to 52 days during the previous rolling 3 month period

Median List Price: $401,000, compared to $419,000 during the previous rolling 3 month period

As long as interest rates remain close to historic lows and our local economy remains stable it would seem that it’s still a great time to buy, and a great time to sell and upgrade.
